 Farm Overview
Located in a prime deer and turkey region of Missouri, Daviess County, the
farm(s) is comprised of a total of 383 -/+ acres. The 383 -/+ acres will be sold in 4 tracts (To be
announced by August 25, 2010) then as a whole. This property is located 75 miles from KC
and 118 miles from Des Moines. It has a “buffer zone” on the west side from a bare 80 acre
tract that is owned by the neighbors that according to the seller from the owner it will never
be sold. The county road on the north and to the rock quarry to the southwest serve as
“buffer zones”. It is located just off exit 80 on Interstate 35, so it is very quick and easy to
access from a major interstate.
Some of the property has been under a CRP contract (86 acres total) since 1986 and comes
off in October of this year and the seller has plans of converting the CRP back to crop land
which will put another 86 acres into tillable ground. In addition the seller has been cleaning
up the property to convert approximately 100-/+ acres back to tillable ground that will bring
the total tillable ground to 186 -/+ acres. The SW tract had 70 acres of soybeans last year
that produced 55 bushels. The tillable ground can be rented for approximately $100.00 -/+
per acre. There is a 12-14 foot deep pond and a live spring and creek that runs through
the property. The addition of the new crops should enhance the wildlife opportunity on
the property. Deer funnels and trails are obvious and abundant. It has a good trail system
throughout.
The lodge is one of history. The 2,560 square foot converted barn is adorned on the inside
with doors, old wood and stone from other old barns and structures in the area. Heated
floors and a large fireplace make for some nice comfort during the colder months of the year.
There is a large bathroom downstairs that has a shower and heated floors. Commercialized
stainless steel equipment has been utilized. There is good access, in any weather, to the
lodge with more than adequate parking. The upstairs loft area is big enough to sleep 20+
people and has room enough to have a pool table, card table and other leisure activity.
Rustic is the best way to describe this uniquely converted barn. In front of the lodge is an
old house that could be remodeled and occupied as well. This structure is sound and in fairly
good condition.
The 40 acre tract located adjacent (south) of the county road has an absolutely awesome
view back to the south and southeast and would make an amazing home place if someone
desired. Water is ˝ mile to the east and electricity is located on the county road. There is
tillable ground as well as a pond on this part of the property. This is a really neat tract in that
it has everything a larger tract has only in a small tract package. Timber, crops, water, deer
funnels, and ambush sites will make this a very nice piece of land for the beginner landowner
and hunter.
